COMMON AREA & POPULATION DENSITY IN LUXURY APARTMENTS

It’s simple spatial economics, whereby the greater the number of people in the building, the less extra space there is for the others to utilize fully. In the unending debate of houses versus apartments, population density always seems to side with the former.

The argument goes that houses in the suburbs offer residents more space to utilize for themselves rather than being congested in small boxes in the form of apartments. This argument is true for houses versus conventional apartments, as conventional developers, in an aim to maximize revenues, shall overcrowd a small plot of land with extensive apartments, leaving the residents to fight over extra space. The Lahore Development Authority allows for a maximum “Ground Coverage” of 65% for apartment projects in the city; and majority of projects shall ensure that they attain a 65% ground coverage to maximize their revenues. While having a ground coverage that is lower than the actual Maximum Ground Coverage permitted is conducive of a luxury project.

Luxury apartment projects shall usually have a much lower population density than conventional apartment projects. Extensive common area, and an abundance of dedicated common areas are critical features of luxury projects. This way it is ensured that residents are offered a similar level of space that would be accessible to them in the suburbs. In simple terms: Lower population density & lower ground area coverage usually translates into luxury.
